Kalorama 4 Unit Multi unit in Victorian Townhome, 4,508 SQFT, which abstract proposed a design with open floor plans with restoring original hardwood floors, gourmet kitchens with granite counters & stainless appliances, original millwork and further conversion of 4 units to 6 units and negotiated a seller financing option for the client. Abstract ran the cost model based on short term rental (Airbnb) method for the client.

4,040± SF retail/residential building located in the Shaw submarket in zone RF-1 with special exception to reestablish the commercial use of the first floor. Abstract proposed conversation to 4 unit multi family with large apartments in right wing while turning the left added wing as a private one bedroom townhouse.

Abstract recently finished complete re-development of a row home in sixteenth street district with complete renovating the dwelling into main house with 3 beds and 2.5 bath and fully renovated English basement unit with 2 entrances and full kitchen and bathroom for guests and short term rental income for our investor.
Abstract helped an existing investor to acquire a property for complete redevelopment of a single family to multifamily conversion located in the central DC neighborhood of Blagden Alley. Abstract Investment Group was brought on to provide a comprehensive feasibility and risk analysis to investors and oversee design, permitting and construction were the project to move forward.
